Nation’s Western Sydney communities reflect the future of connected rental living

Nation joined industry, government and community leaders at The Daily Telegraph Future Western Sydney Summit 2026 on Friday 1 May, held at the newly completed Western Sydney International (Nancy-Bird Walton) Airport.

While much of the discussion focused on the region’s next chapter; housing, infrastructure, transport, jobs and essential services Nation is already operating within that future.

With two live and fully leased build-to-rent communities in Western Sydney, Nation Parramatta City and Nation Merrylands, the region is an important part of Nation’s story and a clear example of how professionally managed rental communities can support the way people live in fast-growing urban centres.

Western Sydney is one of Australia’s most dynamic regions. It is young, culturally diverse, connected and growing. It is also increasingly defined by major investment in transport, employment, education, health and civic infrastructure.

For Nation, that growth reinforces the importance of rental housing that is not only well located, but well operated.

Nation Parramatta City places residents within walking distance of Parramatta CBD, public transport, dining, employment and cultural destinations. Nation Merrylands forms part of the Mason & Main precinct, where quality rental living sits alongside a curated retail and dining offer designed to support the daily needs of residents and the broader community.

This approach is central to Nation’s operating model.

Across its communities, Nation looks beyond the apartment itself to understand the neighbourhood it sits within. That means considering local culture, retail demand, resident behaviour, transport connections and the everyday services that help a place feel complete.

At Mason & Main, this has shaped a retail leasing strategy that reflects the character and diversity of Merrylands, with operators chosen to complement the local area and create a more active, useful and engaging precinct experience.

It is this neighbourhood-led thinking that Nation is now carrying into future communities.

As demand for quality rental housing grows across Australia’s urban centres, Nation’s Western Sydney communities offer a working example of how build-to-rent can contribute to more connected, service-led and culturally responsive neighbourhoods.

For Nation, Western Sydney is not simply a growth market. It is a place where the platform is being tested, refined and strengthened and where the next generation of rental living is already taking shape.
