Retail at Mason & Main's Eat Street is now fully leased, reflecting strong demand from hospitality operators and independent retailers drawn to the precinct’s growing community.
The milestone comes as Western Sydney’s food scene continues to gain national and international attention. Parramatta was recently ranked among the world’s best food destinations by CONDÉ NAST TRAVELLER, reinforcing the region’s growing reputation as one of Australia’s most dynamic dining scenes.
Located just minutes from Parramatta CBD, Mason & Main’s Eat Street reflects this broader momentum, with a deliberately curated mix of restaurants, cafés and retailers that mirrors the cultural diversity of Western Sydney.
Coronation Property Managing Director Joe Nahas said the success of Mason & Main reflects the company’s long-standing commitment to supporting local businesses.
Having grown up in Merrylands, Joe said creating opportunities for local operators was always a priority for the project.
“Merrylands is where I grew up, so delivering a project here carries real meaning for me,” Joe said.
“From the beginning we wanted Mason & Main to feel like a place that belongs to the community. That means giving local operators a genuine opportunity to be part of the precinct.”

Retail at Mason & Main is managed by Nation, which works closely with operators to shape a mix that responds to how the precinct is used every day. The focus is not just on leasing space, but on creating an environment where businesses can establish, evolve and contribute to the broader community.
That approach extends to supporting smaller and resident-led businesses. One example is a florist pop-up created by a Nation resident, recently given the opportunity to operate a regular stall within the Eat Street laneway. The stall has quickly become a vibrant addition to the public plaza, adding colour, activity and a platform for a local business to grow.
Local operators shaping the precinct
Among the precinct’s mix of businesses is Iftar, a family-led café created by local restaurateur Jeremy Agha.
Located within Eat Street and the public plaza, the venue brings Middle Eastern flavours and family traditions into a setting designed for everyday gathering and connection.
For Jeremy, opening in Merrylands represented a return to where his story began.
“Merrylands is home, it’s where I grew up, where my family still lives, and where my love for food started,” he said.
“Opening at Mason & Main felt like everything coming full circle. The precinct brought new energy to the area and I wanted Iftar to be part of that.”
Following the success of the venue, Jeremy is now preparing to expand his concept into Precinct 75 in St Peters, Nation’s next mixed-use precinct currently under construction in Sydney’s Inner West.
The same locally led approach to retail curation will carry through, with a focus on independent operators and businesses with strong community connections. Retail leasing and marketing for Precinct 75 is now underway.
Supporting operators to grow
Nation General Manager Charlotte Dillon said supporting operators to succeed within precincts, and then helping them grow, is a key part of Nation’s approach to managing retail.
“We invest a significant amount of time in selecting operators who align with the identity of each precinct,” Charlotte said.
“But just as importantly, we work closely with them once they’re established to help their businesses grow.”
