For a long time, renting has been treated as a transaction. You sign a lease, collect the keys and contact someone when something goes wrong..

But a home is shaped by more than the space within its walls. It is also shaped by the small, everyday interactions that determine whether life feels simple, supported and connected.

The Nation App was created with those moments in mind.

Available to residents across Nation neighbourhoods, the app brings the practical parts of renting together in one place. Residents can access their home, make payments, submit maintenance requests, book shared spaces, receive building updates and connect directly with the on-site team.

None of these actions is especially remarkable on its own. Their value comes from removing the friction that has traditionally been accepted as part of renting.

A maintenance request does not need to become a trail of emails. An important update is not left on a noticeboard. Booking a space for dinner, work or exercise can happen while making plans, rather than becoming another task to manage.

It creates a clearer and more responsive relationship between residents and the people looking after their home.

More than 70 per cent of Nation residents use the app each week, while more than 90 per cent of maintenance requests are resolved within 24 hours. These figures reflect more than digital adoption. They show the value of giving residents direct access to the information, services and support they need in their day-to-day lives.

Importantly, the app was never intended to replace human connection. By simplifying routine tasks and giving on-site teams greater visibility, it creates more time for the things technology cannot do – listening, responding with care and helping a neighbourhood feel like home.

The Nation App has been named a finalist in the 2026 Property Council of Australia Innovation & Excellence Awards, in the Award for Product, Program or Service Innovation category.

The recognition is an important milestone. But the real measure of the app is much quieter – how naturally it fits into everyday life, how quickly a problem is resolved and how easy it is to feel informed and supported in the place you call home.
